The 1st Home Help Center is a non-profit organization
whose mission is to educate borrowers in underserved markets about how
to successfully obtain affordable mortgage loans, improve their credit
history, and maximize their investments in residential property.
Currently 1st Home Help Center provides this education
in a series of seminars and coaching programs designed to take the borrower
through the major stages of obtaining a mortgage loan: information gathering,
pre-qualification, final loan approval, repayment, management and refinancing
existing loans.
Seminar Series:
Seminar #1 –
6 keys to financing your home
This FREE, 75 minute, seminar is targeted to first-time
borrowers to provide them with critical insight into the process for
obtaining approval of a home mortgage. Information provided will address
the key areas lenders look for in prospective borrowers in order to
approve their loans. Specific topics discussed will include:

Seminar #2
– How to obtain a mortgage
for your home with little or no money down
This 90 minute seminar is designed to take the borrower
through the process of being pre-qualified for a home mortgage in order
to begin the process of purchasing a home. This course will involve
individual analysis of the prospective borrower’s home purchasing
requirements, personal financial profile, credit history, and custom
evaluation of loan programs to establish the best fit between available
loan programs and the borrower’s needs. Attendees of this seminar
will receive the following:
- Qualifying income, savings, and
debt analysis
- Full estimate of costs associated with proposed loan

Seminar #4 –
How to retain and maximize
your investment in your home real estate property.
This 90 minute seminar will discuss a variety of key issues for new
home owners including budgeting and refinancing; home improvements that
add to value; techniques to retain your home in case of financial crisis;
how to avoid foreclosure; and how to transfer property for inheritance.
The cost of this seminar is $40.00
Seminar #6 – Learn how to finance
and
manage your first investment property
This 90 minute seminar is designed to educate
first time investment property owners about acquiring financing for
their real estate property. Discussion will include loan programs, closing
process, landlord-tenant rules and responsibilities, application and
credit check process, process for leasing properties and other property
management issues. Attendees of this seminar will be pre-qualified to
finance investment residential property. The cost of this seminar is
$60.00
Seminar #7 – 6 keys to understanding
how your credit profile
This 90 minute introductory seminar is designed
to educate consumers about the critical components of their credit profile
and it is used to determine their cost of financing. Topics to be discussed
include how to read a credit report, why credit activity is tracked
and recorded, detailed discussion of credit scores, and what things
can be done to improve and retain a good credit profile. The cost of
this seminar is $40.00

Seminar #8 – How to affordably finance a house in a newly constructed
development
Personalized Coaching
Programs:
Coaching Program #1 – Learn your credit profile and how
to improve it by at least 50 points
This seminar is designed to provide
attendees with an in-depth analysis of their credit report, FICO score,
and an explanation of how these items impact financing costs in transactions.
A key component of this program is that it includes five (5) personal
coaching sessions to assist with developing and implementing an action
plan to improve their current score by at least 50 points. Additionally
the attendees receive annual follow-up credit and analysis reports two
(2) years. The cost of the seminar is $350.00
Coaching Program
#2 – How to successfully obtain final approval for mortgage loans
The format of this program is a series of five (5) personal coaching
sessions designed to guide the borrower through obtaining the final
approval on their home loan. The course will involve taking the attendee
through the loan application process through closing and settlement
on for financing their new home. Some of the activities include:

Develop a personal action plan for
closing home loan transaction for purchase and/or refinance

Review of requirements, terms, rates,
and conditions of selected loan programs.

Completing the loan application:
preparation of supporting income and financial information

Discuss and evaluate required insurance
and property tax costs

Review and discuss Truth in Lending
documentation and Good Faith Estimate documents

Process of obtaining required appraisals
and inspections

Discussion of and assistance in
the closing and settlement process

The cost of this program is $250.00
